I think i have a Seller Finance deal on my hands for a triplex! He is a tired landlord. What are the pros and cons? Worst case scenario if I can't pay the monthly payment because of rents for example, then Seller can take the home back correct? No harm no foul? Best case scenario for me I don't want to put a down payment so I have to make it an enticing deal for him and add a balloon payment somewhere maybe around 10 years? Any tips will help! Also, if anyone has tips or a seller finance contract around I would love if you can share. I appreciate it BP.

Would anyone happen to have a good source or advice on a script?

I'm going to begin cold calling this week and next week to absentee owners.

I'm aware I build rapport, introduce myself, but the point is to have them do the talking.

Generally I would like to know how can I begin the conversation and how to mention I have their number?

@Brieer Doggett I'm in a similar boat. I'm starting out by wholesaling property. But I am also not opposed to house hacking a duplex. Numbers must profit enough to cover maintenance over the year. This will only work if the cash flow is great once you move out (or even while still living there). Cash Flow is your Profit minus maintenance costs. Usually maintenance costs are a certain small percentage from your Profit that you put away. Use the BP Calculator!
I have a property in Jacksonville FL that I am trying to place under contract. However I do not have a contract to send to the seller. I intend to wholesale the property. Are there any wholesalers who can kindly share me what they have? Specifically FL wholesalers please! Thank you so much, Julian
