Where some people see darkness, others can see light. And I am totally fine with that. Consistency and effort is what take people to the next level and it goes a long way, I am an example of it in the wholesaling space, everything and anything worth having takes time and i have a lot of it. I appreciate your post very much, thank you boo!

@Julian Joseph I think your desire to learn more is the right approach.  Part of the reason that BiggerPockets is such a successful platform is because there are so many people who are willing to share.  @Ken Latchers, you have to remember that every venture isn't for everyone. We all have to find that niche and I know there are tons of ways for people to make money. I have been to many REI meetings where people were discouraging me from doing Airbnb because the laws are changing, and I have had to politely tell seasoned investors that it works for ME.

If Julian is serious and has a tenacious spirit, I think he can find success in Arbitrage.  There is always an opportunity in everything.  Personally I have researched Airbnb Arbitrage, and have found little success arbitraging, at least in my market, but I persist with looking for opportunities.

I personally hold and rent traditional real estate here in Central Florida and hold Short term rentals that I AirBnB, so I have a pretty good perspective of the market.  But being persistent and pursuing a idea is a great way to form your own niche in any market, and if you just ask, there is definitely someone out there willing to share.  Lastly, as a seasoned investor, I NEVER feel threatened by someone out there wanting to do what I do.  My motto is there more than enough business out there for everyone.  It's important to remember, that the market will always be a challenge, and we all need to work hard to keep our hustle game strong and make money.

It is pretty clear you would not encourage nor assist, I'm happy you feel the need to let it off your chest to completely down play the whole thing. With such a closed mindset I'm sure you have many great relationships in your life and I'm sure you have taken advantage of so many opportunities where people saw none. Enjoy the holiday.

Arbitrage is the Fool's Gold of short-term rentals. I'm not going to rah rah someone who is new to the discipline into doing something foolhardy. I would not encourage them nor assist them nor help them over the cliff.

Bryan, I mentioned above that I would like to "help each other". I wholesale real estate and have been doing well for the past 12 months. I am willing to share what I know and can assist with finding an investment property for him or her. This would not be a one way street. There are always ways to help one another.

@Julian Joseph so you want someone who is successful in the Airbnb space to tell you how to compete with them but you "don't mind buying lunch" as compensation for their endless knowledge? With a deal like that I am shocked everyone isn't jumping up and down for a Chik Fil A sandwich. I have a feeling your best bet is asking to intern for free or cheap for someone to learn what they know instead

@Ken Latchers no one should try something they don't understand. You're asking for trouble 😂 I am here to learn from someone successfully doing it. As it says in my post.

@Julian Joseph ** some have said wholesaling was a crappy way to begin in real estate but**

@Ken Latchers Some have said wholesaling is a crappy way to begin wholesaling but I have been successful so far and been gaining knowledge from others, as well as learning from my own failures. All the while I am learning how to analyze deals and multi family deals and where I should put my money when I'm ready.

I appreciate the feedback however Ken. But I am more open minded than most, I move with caution but if I see daylight I attack.

@Jenny Morrison we need to riot!😂

Someone who is doing Airbnb arbitrage **

I currently wholesale however I have been looking more and more into airbnb. I've taken a short course recently but now I really want to meet someone local who is really doing it, I don't mind paying for lunch and see how we can help each other :)

@Brandon Sturgill Hey bud thank you. Yes I am wholesaling this property and I haven't done any business in Ohio. I did call about 5 or 6 yesterday but none picked up the phone, I assumed they were closed for the holiday.

But great thanks! I will follow up with some of them Monday. I would not Double Close on this particular property.
