@Julian Robinson Hope things are going well for you. Not sure what kind of partnerships you were looking for. But if you have any projects you need help with I would be glad to help if you need someone to answer phones, or help around the job sites, etc.

Hello Antonio,

I just wanted to say good choice! Jax is a great area to invest in. I am not an agent yet but I intend to get my license in 2017. If you don't find anyone by spring time you feel comfortable with reach out to me and I would be glad to help! I have been on the biggerpockets website for about a year or so. My goal is to work with investors as well as to be one for myself!

Hello everyone! This technically is not a rental right now but it certainly can be. Awesome single family house with 4 beds,2.5 baths and a full unfinished basement. My family recently moved out of Ohio and we need to unload this property. No one is living there but I do have someone constantly checking on the property to be sure everything stays working. We would love to give a good discount but we have our own number we still owe the bank. Below are just a few pictures. The rent that this area seems to go for could be 1400 - 1500ish (not 100%) certain on that. Let me know what you guys think!

@Brian Pleshek Thanks so much for the post. You had really great points to consider. Yes my home is in trenton if you have any buyers please send them my way. DM if you want the address or MLS number. It has been up on the MLS for longer than I would like and is becoming a burden and I am worried with the holiday season right around the corner that we may get stuck in something that we won't be able to get out of.

Hello everyone,

I have recently moved out of Ohio and made my way to Florida.However, I am still trying to sell my home in Ohio. So without any luck and the holidays around the corner we are considering renting out our current home so we can buy a home here in Florida. Also so we don't lose our behinds on the house in Ohio. I was trying to use the rental calculator here on BiggerPockets. I here Josh and Brandon always talking about oh your rental rate or whatever they call it is 1 or 2 %. I am having a hard time understanding how they come to that number. I know this may sound dumb but any tips or tricks on how to figure that out would be great! It seems like the rental calculator is more on a current purchase where we have had our home for 2 years. That could be what's throwing me off. Just some basic numbers. Our mortgage is $1300 and I would like to atleast break even or try and make a couple hundred bucks a month on it. But really just trying to get by until maybe summer or something when the sales market might be better. Thanks so much guys!

@Jeffery Meredith

Thank you very much for both responses. I am so sorry it took me so long to respond to you. As you can imagine the last couple of days have been fairly busy.

We are so very excited to come to your city. I also can't wait to start exploring and get to know people and jump into this investing world. I unfortunately being from Ohio am not a jags fan but we are coming in the nick of time for football season!!

@Georgep. I am making it happen. I am posting all over the place not just here. I am being proactive and trust me I have thought about that. Obviously you don't have pets because you wouldn't say etc. Etc. So I would rather you no provide input on my posts from here 9n out please. If it's not positive feedback I would rather not hear it. Because you didn't really help me all that much. Have a great day.
