These two groups of people are not going to work it out among themselves. The issue is the marijuana smoking. The upstairs want it stopped, and they will continue to try to annoy the downstairs people, hoping they will leave.

Smoking any substance is a huge issue in close quarters living situation. If you choose to allow it or disallow it, it needs to be disclosed in the lease. If allowed, tenants should acknowledge in the lease that it is allowed, and neighbors’ odors may be present.

In the present situation, I think the only issue that needs addressing is the marijuana smoking. If that stops, you can tell the upstairs people, since it is stopped, please be extra considerate of the downstairs people, and they probably will. So, ask the downstairs people if they are willing to stop all smoking on property, to stay, otherwise perhaps they need to go.

Short Term Rentals can be very profitable. The mechanics of it are simple, and it is simple to set up. However, spend time researching the operation of it, because dealing with people is not always easy. Many guests try to get away with murder. They can be hard on the property, and very demanding. And unfortunately, lying is very common, and about everything. It is a business that requires specialty knowledge, beyond being a landlord.There are resources out there, but when you start learning, don’t let the horror stories you will start hearing scare you.

Hello,

I think I qualify for a USDA loan, but I don't know how to be sure (other than apply). I know the property qualifies. However, the tricky part is I currently have an FHA loan and my first year of living in it is not up until November (I do not want to sell it). But I don't think this property I want want to buy will wait for me. Does anyone know how long after closing I can wait to move in for an USDA? I never saw anything saying you can't get an USDA loan if you already own something, but can you? I read that you can sometimes get extra for a renovation (and maybe that could delay my move in), but how does that work, and how big does the rehab have to be? (Could just re-doing one bathroom work?)

Any advice welcome.
