Hi all,

Hello all,

I have a private lender who is lending me money on a property I have under contract. What type of contract do I need to draw up? Also in the contract do I need to state that I have 100% control of the decisions? I know that he will go first on the title. Any help that you can give me would be greatly appreciated.

Flooring first. That way you know all of your floor is covered before you put your cabinets in place.

I know quiet a few people who have been landlords in Baltimore City. Like any rental property you will have problems. I am rather amazed that my associate do their own property management and they are holding anywhere from 24 house up to 100+ houses.

When buying in Baltimore City it is a block by block basis.

Hi Alex,

On the whole house rehab I had 4 estimates and had each contractor come up with an SOW and support their numbers. I ended up hiring a general contractor and I checked his references, saw pictures on previous jobs, a copy of his license and insurance and came to a price. We had four draws through out the project and he had to sign a mechanics lean for the final draw and walk through. Prior to his final draw we had a walk through to discuss things that still needed to be done prior to the last draw.

I learned after the first house that I needed to be more hands on rather than let the contractor do what he wanted when he wanted. It is indeed a learning process.
