Post: Who do you use to do your rehabs

Hello All,

I read one of he post here in BP which talked about what type of contractors not to use ( retail contractors and remodel) when doing a rehab. I am building my team of contractors ( painters, carpet etc.) I used the sight thumbtack to do my first two rehabs and it was quite interesting. On the first rehab I hired a contractor for the kitchen, baths and floor and he took the entire summer to do the work and even then he didn't finish he just disappeared (no I did not pay him all of the money). The second contractor that I hired came in and completed his job and even corrected mistakes that he made.

On my second whole house rehab I used a retail contractor and I pushed to keep cost down by purchasing my materials and stay within my timeline ( no that didn't work too well) I will be embarking on another rehab soon and I need to find honest contractors who work with rehabbers to help keep cost down and stay on the time line.

I live in the DMV ( DC, Maryland , Virginia area ) and need some good recommendations. I keep hearing that the good ones stay busy. So what's a girl to do? HELP!! Suggestions, comments please BP community.

Hi all,

Here is a question to you experienced rehabbers. Do you have a rule of thumb ( numbers) that you use to determine how much a rehab is. For example if you go into a house and it needs paint, new floors a kitchen and bath, do you price it out per square foot? or do you price it out on how you will rehab it ( price of the kitchen or bath etc.).

Post: Who to market to? Can't use FHA finacing

Hi all,

I finally finished my live and flip and put it on the market yesterday. The real estate agent called me and asked if the condo association has FHA approval? I called the community manager and she said no it is not, they let their FHA standing lapse. 85% of buyer are coming to the table as a FHA buyer so this is really going to slow down the sale of the house.

Does anyone have any suggestions on how to sale this property. The house is reasonably priced $244,900.00  

The house is located in Montgomery county  in Maryland.  Any suggestions would be great!!

This is a property that I purchased that I lived in and rehabbed. Paint and carpet will be done next week. I would love to show it before it hits the market.  This is a 3 bedroom two and half bath end unit with garage and an parking pad. New kitchen with granite and matching stainless steel appliances. Front load washer and dryer. The house is conveniently located near I-270 in a quiet neighborhood.  Beautiful home, is must see!!! Note I do have a realtor lined up.

My daughter is moving to Mass., once she graduates in the next couple of months. She is looking in Belmont and Watertown. Can anyone recommend any properties in the area or can you refer a good realtor to me?

How do you collect damages from tenants like this? I have a similar situation and the property manager that I hired refused to go after the tenants for over $10,000 worth of damage. Any suggestions?
