Darren Sager I just read your old post about rent control in Newark. As I am researching my first MF purchase in Newark I’m lucky that I figured this out sooner than later. The property I wanted to bid on has no chance of a rent roll. What surprised me is that even though a unit is empty when the property is purchased the new owner can only raise the rent by the CPI of the last rent amount (about 2.5%). I know the old owners rented out an illegal basement apt but I’m not willing to do that. Not am I willing to pay top dollar for a property with s negative rent roll 😢.

Val Jaz I'd like to hear more about those hidden liens on auction properties. My understanding is the buyer receives a clean title, or so Hubzu assured me.

Peter, since this post have you gotten involved with tax liens?

Hi there! I have a few SF rentals in central jersey/so jersey and Florida  but hoping to get into MFs in north jersey. Union city looks like a up and coming town.  If anyone can recommend a realtor that's knows the area with investor experience please let me know. If you made any recent purchases I'd love to hear your success or non success story.   TIA
