Generally I only send EMD once the contract has been signed.

This just seems like bad business practice to me.

Maybe because its hud do they get an exception? Who knows..

I thought it would make more since for me to send it the local closing agent..

Who are you guys writing the EMD to is it HUD or the closing agent?

Should have mentioned that hud has accepted our bid and know asking for earnest money deposit in order to generate a contract.

Do the listing agent need to physically have the EMD to generate contract?

Has anyone heard of this?

Is anyone familiar with the way Hudhomestore.com handle contracts?

I'm hearing that earnest money have to be sent to the listing agent before a contract is signed.

This is not typical right?

Is this a requirement for hud foreclosures?

Any one have any recommendations on local places to buy material.

I am looking for roughly

1000sqft of vinyl plank

700sqft of carpet

15 gallons of paint

75sqft of granite countertop

Stainless steel kitchen appliance set (fridge, stove, microwave, dishwasher)

Force appreciation would be the way to go to cash out refi on a FHA loan. Another great option to look in to if you will be making any repairs and renovations is the FHA 203K renovation loan. If you are approved for a FHA loan you will be approved for the FHA 203k they have the same requirements. The beauty in this loan is that the renovations will be wrapped into the one mortgage.
