Buy at a discounted price

Rehab to force appreciation

Rent to a Tenant

Refinance to pull original investments out

Repeat the process

If this is done under a company name how can the home get refinanced or should transfer of title from personal to company name happen after the refinance.

if it's done in a company name you won't have access to residential fannie mae mortgages. I recommend getting the loans in your personal name OR take the reduced cash flow. I do not recommend transferring deed afterwards.
