I'm looking to get my first property and I have limited funds for a down payment I'm looking to do buy fix and rent. After looking at the market (AZ) I am pretty much looking at a condo a town house or a small 2 bdrm house. I want to stay in a better area rather than going to a rougher area for a bigger place. Which of the 3 would be a good investment for my first property? And any advice on ease of land lording between the 3

Ok so I found a place that I'm thinking about jumping into. This is a town house that I plan to live in for a year then turn into a rental. Price: 90,000 3bed 2bath 1156sqft B- area 240montyly HOA a bit high for the area This size unit rents in this area for easily 950 maybe 1000 -1100 rent if updated a bit my mortgage plus Hoa would be about 750 Any feedback would be great thank you!

Hey does anyone know the Az market and if so would you recommend buy and hold? If you don't know the market what should I look for in order to do buy and hold? I would rent these properties while holding.

@Dick Rosen @Bob E. Hey guys thank you very much for the welcome! And it's really nice to see that there are people around me actively investing if love to learn as much as I could from az investors. Do either of you know of any good REI groups or meetings in Arizona?

@Aaron McKinley  hey Aaron thank you! I have heard about renters warehouse in Arizona as well ill have to check them out and I agree with you that it might cost money but time is very valuable! Thank you! 

my plan for my first investment is to do an either live in flip over a year depending on the market. If the market is good I sell after the year and if it hasn't gone up much I rent the property out and buy another and repeat the process. Do you think this sound like a good idea or is there another way to go? my goal is to have rental property for passive income but if the price is right I'll sell and reinvest the profits.
