Do I have a good plan to start out?

my plan for my first investment is to do an either live in flip over a year depending on the market. If the market is good I sell after the year and if it hasn't gone up much I rent the property out and buy another and repeat the process. Do you think this sound like a good idea or is there another way to go? my goal is to have rental property for passive income but if the price is right I'll sell and reinvest the profits.
