Hi @Carmelo S. Ramos Jr I am a new investor myself and am starting to really appreciate and understand the importance of the 'art' of structuring deals. From my experience, one needs to be familiar with as many strategies and options (tools) as possible and then, equally or even more important, know when and how to utilize the right tool(s) to create win-win scenarios.

I hope other experienced investors can point us to single sources, but suspect the tools and knowledge is gained from many angles (books, podcasts, seminars, mentors, etc.) and experiences (successes and failures).

I have been thinking about something similar to this, but from the other end:

Are any investors out there (partially) funding a targeted campaign in exchange for 1) first option to buy and pay a pre-determined wholesale / assignment fee or 2) X% of net profit.

I believe the two examples you laid out seem very reasonable.

W.r.t. your ultimate end goal, would you want them onboard to reinvest to help fund future complete projects (i.e. acquisition, rehab and perhaps even guarantors on long term financing) or to be able and execute larger campaigns? If you are looking for larger funding to do complete projects, it would be interesting to see how this works as you may be able to bring them high ROIs, but not necessarily a complete picture ($ amount) of what a full project could look like.

@Minh Le that's an unfortunate situation and hoping it works out for you. Almost begin to sense seller may have a 'better' higher offer?

Another thought, if seller went and opened title elsewhere, how could that (new) title company know any of the history around your contract unless the seller is upfront and honest with them?

 @Account Closed if its an assignable contract then there is not a double closing cost, so this is something definitely worth confirming right up front so you can proceed / budget accordingly.

Some months back we had started to put together a small, informal meetup in Pearland and unfortunately it has died down. It was certainly not because of lack of interest so perhaps we can try and getting going again. In the meantime I would be happy to chat anytime or setup a time to meet.

@Justin Holley I closed on a three unit property a few months back and was being asked by confirming lender to put 25% down payment. The property was a bit unique since it was 3 separate and very different homes so they had trouble comping and I ended up going with a commercial loan - they too required 25 % down. Since you are below 4 doors you can go with a conforming loan (Freddie and Fannie) but will be required to put 25% down.

@Ryan Slicer I don't see a reason why YOU can't live at the property, but he can absolutely NOT. Again just my intrepretation - please seek out professional guidance.

@Lamont Marable are you planning on providing them a secured (1st or junior) lien position on the note? If not, those rates may be too low for a first time agreement and for a loan of that amount and duration.

Try looking at it from their point of view, would you be willing to loan 50K unsecured to an acquaintance for the possibility of making 2K (option #1) or 2.6K (option #2)?

Also, I would proceed with caution on the willingness to pay for the transfer fee on the SDIRA, for many reasons, one of is simply the cost.
