@Yuta Tamura, I think this is going to really be a personal call if you 'need' / how much you can really do with the 20K. It seems you must have bought at a good price and/or did some significant renovations to force that much appreciation in only 18 months?

If owned by an entity, in the State of Texas, you should be able to open a secured, commerical LoC against the property - this may be another option for you to consider.

Hi @William E., I caught a glimpse of this on the news yesterday morning, but was unable to watch the piece. As a resident of Pearland, this is great news and easy to believe...as an investor, I would have to imagine this will just make the rental property market that much more competitive.

Hi @Whitney Breedlove - we must live close to each other, they knocked at my door last night too. I quickly turned them away, but I always like to write down their company name and check out the website. Thanks to your post I will know to not even waste my time with that.

Anyways, I redid the roof on my primary with a local company about a year or so ago - I believe I spent right at 9K, PM me if you would like some more info.
