I work as an loan analyst for a commercial loan originator here in Nashville, TN. We work with about 20 lenders placing commercial loans on income properties nationwide. If you have rent roll and operating statement I can definitely take a look and will a idea if its possible or not real quick. no one has tried to have them listed for with your Realtor your working with for a referral fee?

Thinking about referring all the leads that call and want full retail to list with my Realtor. His brokerage charges less commission then the others around. so i will add on my 1 percent on top of his commission and the seller will still save about 1.5%.

Hopefully i will get one lead to list and close to cover my marketing expense

i knew where to find it on the old site.

I was wondering if i need a buyers agent to represent me in buying a freddie mac reo. This will be my first time investing so i was not sure if i needed the a buyer's to agent to rep me or not. What exactly will a buyer's agent do to for me?

So, i was thinking of using ceramic tiles for the entire upstairs of a duplex. A investor friend of mind said she not seen that before and it might be unattractive to potential tenants. I wanted to go with ceramic because of strength and durability. Is it that unusual?

taxes: 2000
Insur: 800

well 10 a sq ft covers removing the subfloor, replacing subflr, and tiling with ceramic tiles. not so bad is it?
