I recently found out that I am still eligible to use the VA loan to be able to purchase a property therefore I was wondering if anyone knows anyone that has experience in being able to use it as I heard a lot of real estate agents do not like to use it. Does any one know of a real estate agent and a mortgage person that I can use to be able to purchase in Bronx, NY.

Note: The property will most likely have to be a fixer upper as most properties in the Bronx, NY seem over priced at this point.

Hi, That's what I'm looking forward to doing as well. Welcome to BP. :-)

I'm new to real estate but I do know one thing if it is in Westchester county, NY like in Yonkers, New Rochelle etc... it is almost something that one should not go without. Plus it's not that costly for a piece of mind.

I think you are a hero in your right as; you searched for a YEAR, found a DEAL, ran the NUMBERS and for the holy grail you actually made an OFFER and in a true winners spirit it was ACCEPTED so kudos to you.  AND life is a lesson so I'm sure your on your way to our next deal being even wiser. 

I started looking for multi family properties in NY that are affordable unlike NYC where I live and Rochester, NY keeps popping up. Does anyone know if this would be a good place to start investing in?

@Steve Vaughan any ideas as to what would be the simplest strategy to pursue for a newbie from subject to, master lease or should I just focus on buy and hold? Also If it is buy and hold how would you approach it?

Hi @Vishal Patel, since I just started to learn about real estate I too felt weird at first of the "subject to" but after reading up on it, it could make perfect sense for the seller in a tough position as most seller are not trying to ruing their credit. So I see the benefits for both parties so I think it can really work as long as one explains it clearly and honestly. Like in my situation I got great credit as I handle my money well which is a bonus for the seller but I don't have much cash which would work in my favor. And I would pay the note directly to the bank (on the first of each month) and always provide proof of payment to the seller which is a benefit for both and I currently manage two properties for my mother so I'm not exactly brand new to real estate. I'd like to connect more with you and possibly learn form each other on how we can proceed on learning the buy and hold strategy.
