Wow, thanks so much for all of your input! This is a great outline for me to start applying what I can immediately and understand where my focus needs to be applied to regarding the skills that I need to grow moving forward.

Your suggestion regarding asking for a retainer, what would you expect is reasonable and when would you recommend that be implemented?

Hey everybody,

I've got a few questions for you with the goal of improving my abilities and services for my investor clients. My aim is to develop everything about my business with investors in mind. Thankfully, my broker is an experienced investor himself (20+ years investing and 27 investment properties) and is a great resource as a teacher/coach. But, the last thing I want to do is lean on him for every... single... question... that I have regarding each issue I'm running into.

Problem

Since I just got my license in August, I'm having a difficult time coming from a position of authority (because I obviously don't have any yet) with many of the questions I get asked by my clients and potential clients. I've been leaning on my broker and his experience as much as possible and been adamant about gaining a deeper understanding of my market. But, I want to shorten my learning curve so that I can only come to him with the more advanced questions that only somebody with his experience would really know the answer to.

On top of that, I'm trying to shorten my learning curve as much as possible regarding being a new business owner, as well as being a new real estate agent. Regardless, I don't feel like it's fair to my clients if I can't provide help and guidance to them. Obviously, I still want to help them as much as possible and be their resource for information as I'm given the opportunity.

So, any feedback, whether directly related to my questions or not, are much appreciated.

My Questions:

1. As an investor, what are some of the biggest (or most common) issues you've run into when being represented by an agent in a transaction?

2. What's the best experience you've personally had with an agent that represented you, that made them stand out from the others and increased your overall trust in them?

3. What skills, characteristics, or qualities would you most prefer from an agent representing you in a transaction?

4. What do you feel would bring the most value to a new investor in helping them in their own personal investment journey?

5. What's the number one thing a new agent can focus on the most in order to provide the best service to an investor client?

This property is in a great pocket, with many rehabbed homes surrounding it, improving the general appearance of the entire street. Also, an elementary school is across the street from this duplex, giving the street an overall good feel to it. 

Showings on November 6, 1:00 pm: If you prefer not to bid against other investors, offers may be accepted before showing date. If accepted, the contract will be assigned and a private walkthrough will be scheduled.

Occupancy: Both units are currently occupied. Tenants are on a month-to-month. So, notice/reno/re-rent would be needed to get market rent.

Are you planning on staying in AZ and buying or is your plan to move back to Columbus and buy? Either way, feel free to PM me if you have any questions and definitely become a regular within the forums. There is a ton of knowledgeable people and lots of helpful information. Off the top of my head, a couple really helpful places to start learning would be Bigger Pockets' Ultimate Beginners Guide to Real Estate Investing and 7 Absolute Must-Read Real Estate Books for Beginning Investors. @James Kojo I'm glad to hear you loved Columbus and sorry we missed you! There is definitely a lot to like about it. But, congrats on your upcoming deals and good luck moving forward! We still have your criteria, so we'll keep an eye out for any deals you may be interested.
