@Andrew Carlson have you done an inspection since she’s been there? But if it’s month to month, you can evict without reason...just give her enough time per your lease.

@Ben Spader if the test comes back positive, what will they do? Move out, file a lawsuit...what’s the point of the test is what I’m trying to figure out?

@Amanda Schneider what does your contract say? Do you have a due diligence date? Will the seller let you out due to the circumstances?

@Mike Street yeah the MLS price usually has nothing on what happens once multiple offers are placed on the home so if the sellers you are contacting knows what's happening in the market...they are more than likely going to be aggressive with their price as well. My advice is to keep trying. Their has to be someone that needs to sell quickly.
