Thanks @Arthur Newman.   I'm new to this as well so I'm not sure how much help I would be but you're welcome to come check it out. 

When hiring for small jobs like this, do you have people sign any kind of waver in case of injury?

Thanks @Tim VandenToorn!  Let me rephrase.... I'm going to have a dumpster brought to the house. I just need one or two guys to clean out the crap inside and bring it out to the dumpster and also maybe finish doing some of the demo.    

If you have some good referrals for that kind of work, shoot me a PM.

I just bought my first house to flip last month and have since done quite a bit of the demo work myself but I'm looking to hire a one or two people to finish some of the demo and haul the crap to the dumpster.  Do I just look for someone on Craigslist?  What about liabilities?  Do I have them sign a waver of some sort?   If anyone in the Grand Rapids, MI area has some referrals for good workers, please contact me and let me know.  Thanks!

@Rolanda Eldridge I'm not sure yet on how long it will take.  We got one bid in from the contractor who we will most likely use but he didn't give a timeframe.

Hey everyone!  So I just closed on my first deal last Friday! I'm excited and can't wait to get started with the renovation process.  My primary strategy is to fix and flip it.  Right now it's a 2/1.5 but could be a 3/2 as it stands but cramped.  Once completed it will be 3/2 with added sf.   It's in Grand Rapids, MI.  For those familiar with the area it's right near Wealthy/Eastern which is a great walkable neighborhood. 

Purchase price - $30,000

ARV - $135,000

Repair costs   - $70,000-$80,000

Projected profit of around $20,000-$35,000 

Not a home run but not bad for a first flip. 

I'll post again once the project gets going and I'm sure I'll have questions along the way.  Thanks to BiggerPockets for getting me started!

@Bryan Sandera you should come to the REI meetup tonight at Buffalo Wild wings on 44th. There are usually some lenders there.

there are services that will list it on the MLS for a small fee.

I've been a professional photographer for 12 years so obviously I'm a little biased when it comes to this subject but I've heard so many times from clients how much having professional photos helped sell the home.  We've all seen and read the posts about how important staging is, well the photos are just as important if not more important.  Even if you don't stage a property, professional photos over crappy cell phone photos are guaranteed to get more attention and therefor get more potential buyers walking through the door.  

I just wanted to share some examples from a listing a just shot here in Michigan.  Here are some of the photos from it's previous listing my client shared with me followed by the photo I took from around the same angle.   Which photos do you think show the home best?  :)

@Courtney Sorrell not yet.  Well, I did find a contractor to at least help with quotes, we haven't bought anything yet.   We were about to make an offer on one property but someone beat us to it.   We did walk through another with the GC but we knew we ended up not making an offer on that one.  

I'll definitely make another post when we finally make a purchase.

Hi @Emilee Steers!   There is a great group that meets the 2nd Monday of every month at Buffalo Wild Wings on 44th out by Rivertown.  It starts at 6.  Some people show up early to talk and get their food order in.   

There are a few other groups I believe as well.  I think there's one that meets Friday mornings for breakfast somewhere but I can't remember the details.
