I'm looking for references for hard/private money for my flip in Grand Rapids, MI   I'd prefer to work with someone local but open to other suggestions if the terms are good.  Looking for around $80-100k

Purchased house for $30,000 cash and have another $24,500 cash invested. ARV $180-$220k

For those of you following this thread.... we finally got the permit!  Work started today.  

would it be easier to start a blog here on BP for those that want to follow my first flip or just keep updating this thread?

I highly recommend the Sony mirrorless systems.  Small/compact and extremely good sensors.  I'm a real estate photographer and use the Sony A7R2.  It's not $1000 or less but Sony does make some good cameras for under $1000.   With real estate you want something that will do well in low light conditions unless you're planning on using a tripod (which I recommend)   

I would also consider hiring a professional photographer.  It's more than just the equipment you have but the knowledge of how to use it properly and how to compose the best shots/angles.  If the photos are for personal use, it's probably fine to take them yourself but if you are using the photos to sell your property OR use them for marketing on a website.... I highly recommend hiring a pro.

Bumping this post to see if anyone else has some leads for a GC in Grand Rapids.  I've given money to A GC and it's taken forever to get the permit from the city but I'm not happy with how long this has been taking and I feel my guy could've handled things better and moved things quicker.  I just want to get another bid.  Thanks

Here are the plans we had drawn up which will finally be approved by the city after one minor change. So finally we'll be able to get started.

Also received some VERY good news today that a another flip located near mine and will be a great comp for mine just received a full price offer for $199,900 before hitting the market!! So stoked on that.  

It really depends on your budget.  I would hire a designer to give you some input on the exterior.  Sometimes these older Mid Mod homes are sought after.  What do other homes in the neighborhood look like?  If they are all different, this one already stands out so you can use that to your advantage.

Definitely have it staged.  Houses that are staged sell faster and for more than those that aren't.
