Hey everyone. Today has been a bit of a roller coaster of emotion. This morning we got a call from the bank and it looked as though our financing was finally going to go through. We went to look at a house with good potential and were thinking of making and offer if the bank confirmed financing. I was really getting excited that things were finally going to start happening and then we just heard from the bank that our HELOC application was denied.

So.... we are going to keep checking with small local banks but wanted to explore some other options too.  Does anyone have any good leads for private lenders in Grand Rapids?   My house is owned free & clear worth around $125k

Worst case scenario is I just sell my house and use the money but I'd like to avoid having to find another place to live if I can.  I wouldn't mind house hacking but duplexes are in short supply around here it seems.

Thank @Corey Boone!   I'm just starting out and getting financing in order but I wouldn't mind knocking on some doors and try to wholesale a few if I can.

Thanks @Jake Thomas.    Seems like the Banks would want to get rid of properties like that as soon as possible?    As someone who's property value could be hurt by abandoned houses in my neighborhood I would love to see it fixed up and lived in

Typically the abandoned properties are bank owned and sometimes its very hard to track down someone that knows anything about the property.  There is a house down the street from me that has been abandoned since I moved here almost 3 years ago.  There are signs on the door with phone numbers to a management company which i've called and they don't manage it anymore.  I've checked public records and called the bank that's listed as the owner a couple of times but nobody has any information.  They tell me to check on their site for list of foreclosures for sale and it's not listed every time I check.  Someone, somewhere HAS to know something about it.  Very frustrating.
