Also, consider, do you have any "umbrella"/liability coverage for any things not specifically covered by regular insurance? Not here to lecture about what coverage you should have, but you may want to check in case you do..

Again, I would encourage you not to post any information, heresay, opinion, or otherwise... IMHO. Talk to a lawyer. Just "read only" what is coming through.. Better safe than sorry.. You already told the world you don't have insurance.. and chose not to do the upgrades to get it apparently..? (Not directly related, but you never know who will try to grab on to something to try to show lax attitude towards safety..). And that the cops covered it up because your friends?.. (Of course not the truth, but the allegations you may hear if you keep posting!)

@Cory T. , it was nice hearing about the vacation rental. Not your typical BP conversation.. But I also think those vacation homes have some good reversion potential when the economy picks up. A lot of 2nd/vacation home areas get beat down in a bad economy. And have a lot of "spring" in the price when the economy starts improving.. Not vacant land volatility!, but some good potential I think.. Not sure how the income pencils out with the seasonality.. Interested to hear..

Have you considered putting up flyers in the Castro? Or marketing more specifically to the gay crowd up here in the Bay? (Assuming that it's not violating any CA law by marketing to demographics that are sometimes discriminated against..?). Cheap/fast flights to Inland Empire. Warm. Gay-friendly. Lots of upscale stuff to enjoy.. And it's cold here year-round! lol So maybe summer-time potential..? "Treat yourself - you deserve it!." I can see it now.. Or just post Craigslist postings in all west-coast cities where it's still not very warm in the off-months?.. (SF, Portland, Seattle?) Might be able to pick up some some income when it's hot.. But not sure about A/C costs! lol At least CL is free, so not too risky..

PS. I don't know how to talk about tennis. I only know how to win in tennis! lol jk I'm average to rusty. Maybe I can spruce up with my friend and play you later.. lol

I'm so sorry to hear that, and feel for your tenant and you.. That is sad, no matter what the circumstances.

First, I AM NOT A LAWYER AND THIS IS NOT LEGAL ADVICE. Secondly, if I were you, I would NOT POST A SINGLE PIECE OF INFORMATION ON THIS FORUM. Any off-hand comment or post could be misconstrued in the court of law, so DON'T SAY ANYTHING TO ANYONE. CONSULT A LAWYER.

You may want to keep the following things in mind as points: Did you provide a safe place? Working locks? Any security issues tenants told you about and you didn't address (thereby allowing their guest to be harmed)? Did someone just approach the door and kick it in (nothing you could have reasonably stopped)? Again, DO NOT ANSWER THESE QUESTIONS here, but some things that may play out later...

@john rooster, you're right that at this point it is marketing hype. Its hard to find a compelling reason it is truly better. But it is so easy to do nowadays, you can lock in the rate by tying to USD and there are bitcoin escrow companies. So there's not really much to hash out.. Its just people who want to add marketing sizzle and expanded audience, even if u don't transact in bitcoin. There's no way some average $7.5mm luxury home in Vegas would have made the newspaper or a blog/forum without it.. So couldn't hurt. Don't overthink it. It is what it is for now: a marketing ploy.. No need to hate..

@troy fisher, that's not news! Both Michaela and I already put our properties up for Bitcoin!.. Some others are just coming around! Lol. But mine is about $100k over market, so someone has to REALLY want it for bitcoin to get any action.. Set up a wallet and I'll send you a little for free. Just for ***** and giggles.

Mr rooster, I will even give you some for free! If it goes to $0, you will have the satisfaction of knowing that u should have hated it all even more than u do today. If it goes to $1mm, we'll both be laughing all the way to the bank (maybe w u begrudgingly laughing) Either way, life will go on and I'll have a smile on my face as usual..

Thanks @Troy Fisher for the tip. I didn't think many people from South Bay would be interested in coming all the way up to the East Bay, but we did have a few.. I'll try to keep it off Tues/Wed in the future. Maybe I'll even come check it out in SJ sometime..

I really like your suggestions too @Amit M. . Having a quieter, more private place to talk would be much better. So everyone can hear each other in one group, ideally. To be honest, I was thinking it was going to be 10, maybe 15 people tops and thought the bar would be more empty on a Tuesday. But I was dead wrong on both! I'm still glad so many people came out though. Next time, I'll be more prepared with a bigger venue. Or possibly even two different options, depending on the number of RSVP's. The 25(?) or so that came out took it to a different level of size..

Thanks @Johnson H. ! It was great meeting everyone, and a nice cross-section of people. Wish I could have seen you out there. It's been forever! Got to talk to Minh quite a bit (til 11PM?), and he said you guys had a meetup too.. Email me at [email protected] or my work email next time you're in SF so we can have lunch and catch up..

Welcome @Levi Caron from a former SLO resident! I grew up in the 5 cities area, and lived in SLO for quite a while when I was enjoying the central coast life, then went to Cuesta before finishing up in Finance & Econ at SFSU and buying up here in the Bay area. Have some tritip for me! lol It's just staring to spread more to the Bay.. I even saw Santa Maria Style BBQ seasoning up here the other day, and some strawberries from this small farm next to my house when I grew up, and San Luis Sourdough in every store!.. Small world!

Once you learn the ropes of investing and being a landlord, buy a 4plex with 3.5% down and a 30yr fixed mortgage. Best deal around if you're light on capital! Good luck in your investments!
