If memory serves, landlording on autopilot and the book on managing rental properties both propose this as a strategy to set expectations. I know this is a dated post, but it seems like it's a back-end vs. front-end thing. Presenting the list during leasing process (front) or collecting receipts of repairs and replacements/work done after they move out (back). If the tenant agrees, isn't it a bidding contract (within reason)?

Hello BP.

For those landlords who have AC units in their rental properties, do you cover any cleaning/servicing expenses or hold the tenant responsible? If the latter, how do you approach it - included in lease, separate invoice/bill, etc.

Any input or thoughts it's greatly appreciated.

 Hey Josh. Actual concrete, usually poured concrete is how it's done here.

Hello BP!

This question may be for engineers, contractors, or builders in general.

What are the considerations when constructing a concrete roof on an existing concrete structure (SFR)? It currently has a metal tin roof. I live on Guam and fully concrete homes are the norm. I was thinking about the investment potential of these types of properties as fixer uppers.

Barring any other issues, this would make the house conforming and bank financable. Thoughts?
