The house is in Houston in the Cypress school district. There are great schools and the house is under rented for the time being. The tenant is great and was there with the previous landlord.

Thanks. I started off reading some books, went to a few one day classes in the city and networked with classmates for about 6 to 8 months. Nothing really prepared me for the real thing. Just about everything that could have gone wrong did. I'm thankful for it though because I fell it was a great learning experience.

I bought a house in Houston which is where I am from. I had to look at so many properties because everything was selling there. It was a lot of work but I ended up building a great excel worksheet with the help of one of my coworkers. I ran numbers on so many properties I was able to come up with a method that I feel was very effective and quick.

My dad is currently running property management and I pay him 10% of the rents. Since buying the house I have had issues with the neighbors dog and we are having to put up a fence. Just another piece of the learning curve though. I have to say that I am very happy with the process so far and I still have a ton of learning left!

I just bought my first property about 3 months ago and am having my first issue. On one side of the property the fence is in pretty bad condition. The neighbor on that side just got a Rotweiler dog and it ended up getting through the fence and corning my tenant's wife. Bottom line is the fence needs to be repaired. We talked to the neighbor and he is refusing to split the cost to repair the fence which I think is more than fair. Is there anything I can do or do I have to bite the bullet on this one?

I am in the process of closing my first investment property. I found a decent property in a good neighborhood with good schools in houston (my hometown). I am investing about 23k including closing costs and the rest is mortgaged. My dad will be running the property management for 10 percent of the rents and I sit back and collect a couple hundred a month. It has been a great opportunity for me and him to get closer together as he is getting older and is a huge learning experience for me.

Hey guys I'm looking for homeowners insurance on a rental property in Houston. Can anyone make any recommendations? Also I'm a newbie so any advice on what kind of policy would help too.

I am in the process of closing for my first investment property. Can anyone recommend a home inspector in the Cypress/katy area that is certified and thorough?
