I have been looking with my agent for a property in Houston for several months and continue to beat out my cash buyers. My agent said that he going to talk to a local builder to see if they can build something in my price range and said he would get back to me tonight. What are the pros and cons of building a new house vs. buying an already constructed house? Any advice would be much appreciated!

After searching for a real estate agent in Houston on Biggerpockets I keep getting responses from people from New Western Acquisitions. They are a wholesaling company and my understanding is that they work in Houston and Dallas. They also sent me a prenegotiated contract that says they do not work with conventional bank financing, no/option/inspection periods or financing contingencies are allowed (they also check a box in the contract they are not required to furnish the notice of properties condition under Texas code and there are no inspections for lead based paint), and title company is at sellers choice (buyer pays).

They also require $5000 down payment is the form of certified funds to be delivered at the time of contracting.

I don't know anything about this company, so I am doing my due diligence. I welcome any comments about what someone thinks of these terms.

I am looking for a brick 3 bedroom/2 bathroom property in Houston. My dad lives in Katy and he is willing to look at the properties for me. I am interested in properties in good school districts (Katy, Klien, Spring) that would be about 80 (or less) percent of MLS comps after repairs. 80k to 90k after repairs is approx my budget. My goal is to fix up the property then rent it out. I would like to do this for several properties over the next year so I am looking for an agent to help me meet my goals. Do you know anyone Joel?

Hi,

I am interested in investing with a reputable turnkey company. Should I go through their recommended lender or a lender of my own? What are the advantages and disadvantages? Thanks for your help!
