Good evening all, I got a response from a yellow letter I sent out last week, and need some advice.

I sent a letter to the owner of two homes in Waxahachie Tx, his response was that he is not interested in selling at this time but that he would sell a 3rd property he owns down the street. This other property is a 1600sqft home built in 1925 that has now been zoned retail. My questions are these:

Can a you live in "zoned retail" home? Who should I be marketing this property to? What information do I need from the owner to relay to potential buyers? What else am I missing?

Thanks ahead of time, I am new to this still.

-Scott

Hi Jeff, I'm new to this myself and just as interested in the responses you get. Ive been sending out letters for the past few weeks, in which I try to identify a pain and then offer my services as help to alleviate said pain. Most of what I've read/heard is create a relationship and help solve the sellers problem. Great concept but how to do it in a letter is a work in progress for me. Let me know if you find a productive letter. Absentee owners no longer interested in managing an out of state or town property for instance. I've sent out about 75 letters, had one person interested but the deal wouldn't work. -Scott
