I appreciate you taking the time to respond to my post. @Dmitriy Fomichenko's insights were valuable and served as a reminder of the various aspects involved in this type of investment, particularly the need to outsource the entire operation. I have decided that focusing on equities and passive note investing through my Solo401K is the most suitable approach for me at this time. However, I remain committed to expanding my knowledge in this area and will continue to follow your posts to understand better how to analyze these investment opportunities. Mortgage Fraud is a federal crime and comes with Huge fines and possible jail time. Don't do it. Anything can happen during the first year, and if payments are not made, or tenant destroys the property and you walkway from it, you will get caught and will for sure be in big trouble.  


Live in it for a minimum of 12 to 24 months before turning it into a rental.

Can any of you please share your investment strategies for retirement by using/purchasing Reperforming or performing notes in your IRA or 401-K?

Is anyone purchasing performing notes one at a time via the exchanges to build a retirement nest egg? I'm just curious to know what other's out there are doing to build their retirement portfolio using performing notes.

I am looking to purchase partial or full notes for $50,000 or less for a solo-401K. Who should I be talking with to help me with this? Since I am not an accredited investor, yet, but close, this appears to be my only option.
