Thank you for the information. That sounds very appealing as an investment alternative. I will look into the link you provided. I agree with what you said, "Plus thinking it over, there are other things you CANNOT do putting RE into the account such as self-management, changing locks, small repairs, etc." 

I am worried about mistakingly violating the "Prohibit Transaction" rule that applies to the Solo 401K.

Thank you, Paul, for the detailed explanation. That is a wealth of information and, quite frankly, it's enough information to get me much more interested in this type of investing.  

I am super busy as a Residential Real Estate Broker and Certified Appraiser. My primary business is residential appraisals, and I am staying quite busy.  

I opened a Solo 401K a few months ago. I have never been high on ETF's, stocks, etc., and I am looking for something to invest in that I understand.

Thank you for your input. I was considering investing in multi-family syndication as one of my choices. I have a high interest in syndication as an option for passive investing. 

I do not know enough about multi-family syndication to make a wise and informed decision. I do not know enough about how to vet the sponsors or the deal. 

Do you mind sharing who you're investing with and how you vetted the sponsor or deal?

Thank you, both for your advice and explanations. I have considered the private lending route, but honestly, I am completely inexperienced with notes. Can either of you recommend a good source or book that fully explains the type of investing you are referring too? BTW, thank you for taking the time to reply. I really appreciate it.

Hello, BP Community,

If you have a Solo 401K w/ $100K to invest, how would you invest it, or what are you currently investing in with your Solo 401K? 

I am considering investing in a small rental property and paying cash or some other type of cash flowing passive investment.  I am curious to know what other's with a Solo 401K are investing in without violating the Prohibited Transactions rule.

Hello,

I need help with seller financing. Can anyone that has ever done a deal with owner financing for a vacant residential lot share of how the deal was structured? I have an owner that has offered to owner finance his vacant lot.

I am very interested in taking him up on his offer and plan to build on the lot within five years of ownership; however, I am not sure how to structure the terms of an owner financing mortgage and terms.

The sale price is $120,000, which is what he paid for it ten years ago. Can you please give me some ideas on how to structure this seller financing deal. I would like to put down as little as possible; however, I would be willing to put down a maximum of 10%.
