I personally use a broker with minimum overhead.  Most of my expenses come during closing of deals and even then it's just 10% of my sale.  I do 2/3 deals a year on average and will likely see an increase if the Columbus market ever has a significant pullback and I can do more of my own deals again.  This setup has worked well for me.  Don't forget continuing education is a bit annoying when you do this part time as you still have the full committment.

I've seen a decent amount listed in Reynoldsburg area in past year but otherwise east side listings generally are in columbus or further out in newark.

Anyone had any success having a contract accepted after the 48 hours?  Would be closer to 36 hours in this situation with Phili being the region that's receiving it.

Most of these meetings between people happen in the morning or early afternoon.  I love myself some craft beer but I don't usually casually drink till the evening unless I have something big planned like golf outing, tailgate etc...so I think it's just more of when the meetings occur not anything else :)

I've been told to not over lubricate or you cause the wheels to not rotate and causing a lot of strain on the pulley...not sure how true this is.
