that $825 in "cash flow" would be wiped out by expenses. Imagine that $1800 unit going vacant for a couple of months.

This could make sense as a personal residence if your added equity numbers are correct and you sell it after living in it. I don't think id want to hold it as a rental though.

this most likely won't make a good cash flow rental. At best I see it possibly being a cheaper alternative for personal housing. How much are taxes? How would you pay for the addition?

there is a lot to address in your post and I'm running out the door. But as far as your concern regarding paying down your primary mortgage, it may result in more savings to pay off investment properties at a higher interest rate first. It will all depend on the interest rates you have.

I ended up going with a 2 ton 20 yard container for $450. Went a ton over and got charged an additional $123.

I recently got cabinets from that home surplus in keyport. Price seemed pretty good compared to the other places I checked out.

I also looked at shore aluminum in west keansburg. They only carry a few lines but seemed pretty good.

Another place to check out is shoreline kitchens in Middletown. I had them come out to get the dimensions for my kitchen. He took like two weeks to get back to me, so I had already gone with home surplus. But they also have a pretty good selection.

I'd be interested to hear what suggestions everyone has for granite.

20 yard dumpsters are $450 minimum here. I actually ended up closer to $600 after the overage charge. Stuffed three tons into a two ton rental.

What is the square footage? $700 seems low for painting. What size dumpster are you getting for $350?

I'm looking to move some plumbing lines in a kitchen. I'm only moving them a couple feet. The house is on a tight crawl space so I would have the contractors cut through the subfloor(floors are being redone anyway). The first quote I got was 1700. That is for moving water and gas lines. Anybody from the area have any input? Does that seem reasonable?

Awesome job! Looks really nice. I remember your posts from a few years ago. Are you still buying rentals?
