You should be able to 1031 your rental properties. I don't see why what you described would bar you from utilizing 1031s.

I had a LOT of frustration with contractors too. Don't worry, those other contractors will get back to you in two weeks when you've already had your place painted.

People on here say it all the time, find good contractors and treat them well.

If the painters estimates come back too high, look into a power sander. I just re drywalled/spackled/sanded an entire house, so I'm well aware how tedious sanding can be. If I ever decide to take on drywall again, I will be using a sander.

Either that or get a handyman just to sand for you. I would still paint it myself.

Read about this Squatter in California. Atleast most of you with squatters don't have to share your food with them. 

I would stay away from water damaged properties unless you can get it for a pretty substantial discount. I just had to rebuild a bathroom and utility room from the studs up because a leak had rotted all the floor joists away. I honestly don't know how the floors didn't give way. There was little sign of water damage before I started ripping up the old floors. 

Everything can be addressed and fixed with the right budget though.

Weird timing for me to see your responses. I'm looking for a quality vanity/mirror as well as a granite installer. Would you mind sharing who you were referring to in Edison and what website you use for vanities?

I don't think you can ever shut the water off on a tenant. Your recourse would be to have some wording in the lease that states all fines and fees(water bill) will be considered rent and all funds received will be applied to them before the monthly rent.

Haha it's a shame I have to trick them into doing their job. Won't be using them again.

I was dealing with a third party who gets the dumpster from another company and then rents it to me(rates were cheaper than going to the company directly). I finally called the company who they rented the dumpster from and it was gone the next day. Waiting on the bill for weight at the dump.

I have been trying to have my dumpster picked up for over a month now. The company just won't come get it. They keep saying it's on their list for pickups. Had anyone had this happen to them?
