Just dont do it man, there is no easy route around this thing called real estate. 

Think about it, they come to your city claiming to have the big secret, thats only their secret, and they can share this big secret to you and few thoudsands people, which no longer would be a secret, but then again since this big secret has been traveling from state to state, city to city, is it even a secret anymore?

Im mean geez come on dude, think hard about this. 

To say this in a nice way, your just going to have to study long and hard, ask a lot of questions here, read a lot of blogs, put your heart into this and good things will happen. You can build your own buyers list in a week..You only need 1 or 2 serious buyers to start with. You can start a marketing campaign in the next 2 weeks..You can be receiving your 1st few calls in less than 3 weeks, and look up and find yourself going on appointments in less than a month. That was my story, and i learned from trial and error, and it got better and better, i start making more and more money. And to this day i still only have 2 serious buyers ..But the 1st thing you need to do is get it out of your head that there is an easy way to this, and you can get some secret that no one else will that will make you lots of money.

1. study to show your self approved, learn every thing there is to know about wholesaling from start to finish.Find the best contract to use, call local title companies, find out what title companies are use to working with wholesalers. etc....Learn your area and whats legal, ....etc...go the whole nine yards

2. specify a target lead source something simple to begin with (example absentee owners)

look where to find these people, buy a list etc...

3. dig hard and do some research on what letters seem to work best, the wording, the phone number etc. (you can do that right here on BP)Then research how you will send this mail, do it yourself, or pay a letter making compnay. Its up to you

4. While all of this is happening you should be researching how to talk to  clients, what questions should you ask (this will get better as you go along) You can even find local wholesalers, to team up with, maybe they have solid buyers, and they know a great title company, you can bring the deal to the table...I mean there are endless ways to make this happen .

5. You can drive around looking for vacant homes thats free, I could keep goin on and on..Save your money dude

Think about investing that money into yourself first....be eager and hungry, dont give in and put those feet to the pavement..It will all start to fall in place.

Dont make a mistake thinking to had you may be walking away from a great deal....Focus on one thing...how much money you will be making..

Prime example, i have a buyer that can care less about what im charging for the property he only cares about his bottom line...I use to hide my wholesale prices from him through a double close, but after 1 year, with 16 deals under ur belt, we just do an assignment now everytime, and ive gotten upwards of 40k on just one deal...because he made 4 times that...

Hes a multi millionaire and he taught me to focus on the bottom line, all the rest is rubbish...this about making money

No, be smart about it, get an education, no matter how easy or fun anyone makes R.E.I to appear, its hard work, takes capital...And more importantly it takes time to be to sucessful, unless you have a pot of gold to push you faster...

For me i love real estate, i live it breathe it,eat it and sleep it....make sure this isnt just a faze, or you watched to many episodes of flip this house, now its got you excited, be sure you love it before you choose to throw away an education.

I think your mind was too quick to find the negative instead of reading and understanding the message I was sending...you’re a real estate investor rock star according to your profile, so I’m sure this message isn’t for you, maybe it would have been when you first started out. Anyway

I started out wholesaling, I’ve actually done really well, I’ve been flipping lately but still wholesale a good amount of properties a year...But I’ve learned some really unique ways to acquire off market properties, which in turn now I benefit from it when I’m looking for off markets properties myself to flip….See Where I’m from, and the areas I love to work any house that is condemned, abandoned, especially at the point of being demolished would never get by me, I make it my business to know, because I keep my ear to what’s going on In the county, and the city…my best and biggest deals have come from this type of source…This could have been a major score for a wholesaler. Not so much this house because I have no idea where this is, but the idea of this type of situation in general. Pay attention this is a great source or some of the best leads you will ever run across...

Just trying to help some wholesalers that don’t have the deep pockets to spend on a marketing campaign, this is free information, a free lead….all you have to get is an address and a way to contact the homeowner….

There’s always a way….

These kinds of things should never go on in your city without you knowing...anything that happens in your city and any other city is public information....They happen everyday all across the U.S, your job is to find a way to be there before they do...This dosent take a huge marketing budget, just some effort....

Sell, cash is king, put it to work, im assuming your form Ca, you'll have enough money to use someones money to make you alot of money..Im not expert but clearly the market isnt moving upwards much more anytime soon...

Im talking about taking your R.E.I business to another level here...I do this full time, and we make good money here in SoCal. This goes beyond absentee owners, and taking phone calls on a google line, were talking a full professional company, from sophisticated marketing automation, to professional answering service,, were in LA we roll out the red carpet for these people. We joined Regus in March, now we have office space all throughout Southern CA, (for $200 a month) we can have our clients come and sit with us to sign docs etc...Have you ever set face to face with someone that selling a million dollar home, do you think they will sign a contract because you have that and some comps in your hand...Motivated sellers are easy, its the unmotivated ones thats sitting on a nice spread we like. 

Being professional will get you a long way,you have alot to learn about what  building real rapport is. As you grow and suceed which im sure you will, you'll understand what im saying..

When you can buy an old ladys home, she held on to for many years, but falls in love with her experience with your company and she introduces you to her Son who sells you his property...Then he just loves how professionally you handled yourself, so he introduces you to someone at his job, that has 4 properties hes looking to get rid of....And now you were able to wholesale 6 properties from 1 lead....

Thats rapport...you'll get it...

man im sitting here eating popcorn reading this thread, i have no idea what you guys are talking about, man this seems crazy, and very risky and a normal person would say you might in over your head....But dude i love it...Shoot for the stars and make it happen...Good Luck on this one, waiting for the success story....
