We use buildium as well. Syndicates out all your rental listings and very easy system to implement.

I am using Leading Agent right now. It is based on the Salesforce platform. Great e-mail system that uses servers all over the world so you never get blacklisted. Not cheap but very customizable for real estate investors.

I just bought a used Oki Data C531dn. It will run about $400 bucks on Amazon for a new one, but seems to be doing the trick.

Also, have you driven by the house? You can tell a lot about how well the interior is likely to be maintained based on what the outside of the house looks like!

Hi John-

That is a common request from a landlord with a rental property, whether it is occupied by a family member or regular tenant.

Make the offer using the numbers from your GC so that at least some repairs are built in to the price. Then make sure that your offer is contingent on a physical inspection prior to closing to firm up those numbers. I have bought and sold occupied rentals and usually tell the tenant that the inspection is for the insurance company so the tenant does not start to panic.

If she isn't going to allow you in to the property at all before closing, then you can either make a lowball offer or move on (staying in contact to see if she gets more motivated).

 Another good idea, but I want to do some mail merge in the body of the card to personalize it more. I didn't realize it would be so hard to put together this small process!

A website is great, but don't make the mistake of assuming that you know what call to action potential sellers are going to respond to. 

Use some direct mail that asks for a phone call to see if you get a better response than when you try to drive them to a website.

I do like to use Craigslist to drive traffic to my website just because of the nature of that site. People are on there at all hours of the day and are already on the internet when they are looking at ads there, so it is very easy for them to copy/paste your website address.

Thanks for all of the responses. I am already doing a monthly campaign through click2mail.com.  What I am looking to do here is just small weekly batches of postcards for different leads as they come in (expired listings, FSBOs, etc.) without waiting until I have a big enough list to hit the minimums that most print shops require.

Does anybody have a printer they are using at home that can produce a good postcard which meets all of the USPS regulations?  It looks like Canon may actually have some good options, but it is so hard to sift through all of the various models to figure out which one will do what I need it to do.

Having 5-10 different wordings to use depending on situation.

 So I have spent the last 10 days trying to get a card designed that I can run through my own printer using a mail merge data list. I think the problem now is my printer!  It doesn't have an option to print borderless, so the edges of the postcard are cropped.

What kind of printer are you using. I wasn't planning on investing in yet another printer but that may be the way to go.
