I love how you opened up the kitchen and the black trim on the windows and door.  Did you install the wood on the ceiling to cover up popcorn?  What kind of wood did you use and was it expensive to use?  Also, what is the wood flooring? It all looks great!!

I would add Louisville. I work for Centre Court Apts. Walking distance to downtown Louisville. He could rent a one bed for $1649/ mo. for as short as 3 mos. with a premium of $100/mo for short term and he could figure out if that is when he wants to be. Immediate availability. My husband and I are looking for a live- in flip and we are newbies. I keep hearing how important it is to buy right and with houses going under contract in a few days,  how do you learn how to quickly estimate costs to determine whether it's a good deal? Is there a good book? Also, is there a quick way to determine if a wall is load bearing or could be removed for an open concept? I would love some advice! Thanks!

Thanks, Allen!  Is there a way to check if a property has liens on it or would your title company search that?  As I understand it, foreclosures can come with liens that are the buyer's responsibility?

What expenses can a landlord legally deduct from the tenant's security deposit?

When tenants move out, what expenses are you allowed to deduct from the security deposit? What if the cost of repairs exceeds the deposit amount?
