I understand now.  Thank you @Brian Eastman for your help.  This guy is new to private lending, especially for real estate so I was hoping to know a little bit more about it before going to him.  We'll see how it goes. :)  Thanks again!

When someone lends out of their self directed IRA, is that a hard process? Or fairly easy? I have a deal I might need to close on in a weeks time or so and was thinking of talking to someone who might be interested in being my private lender on the deal. But I know he'll need to use his self directed IRA and I wasn't sure how fast he'd have access to his money. Do any of you have experience with this? Thank you!

Thank you @Andrew Wheelerand @Jeremy Ferguson.  So to have my website be effective, I need to have someone run adwords for me?  I hadn't thought of that part of this.

I was thinking of starting a seller lead generating website.  One most likely pre-built like lead propeller or investor carrot.  My question is that leads don't just start coming to you right?  I'd have to either buy ad-words or PPC or write my own posts for SEO purposes right?  

I know I won't write my own posts, at least not at the beginning.  So relying on ad-words or PPC, is it a good move to do something like this?  I'd like anyone's advice as I feel really clueless when it comes to this side of the business.  However, I need to generate more leads and if this is a good option, I'm ready to go down that road.

Just looking at this thread, both sides are represented well. But I like what you're saying @Mike Makkar and getting my feet wet with a non-section 8 tenant first might be the best idea. It's hard to know what's "best/right" when it's my first experience. Thank you for your input.

Thank you @James DeRoest, I didn't know they could get extensions. I'll talk with the housing authority on Monday. When I first called, I swear the lady was about to fall asleep on the phone while talking to me. It's the the oddest conversation I've ever had. I kept trying to ask if I was talking with the correct person in different ways to try to not offend her. It was interesting for sure. Hopefully I'll get someone else on Monday. :)

@Williams Byrd thank you. For this particular potential tenant, I'm not sure it will because I have work to do to the property after I close on 3/11 and her voucher expires 3/31. From my understanding, the inspection takes several weeks to happen here.  But I'm going to try to do it.

Thank you @Ned Carey, @George Roxby, @Gail K., @James DeRoest, @Tariq B.!  It's tough, everyone I've talked to are 50/50 it seems.  I will look for a local landlord to talk with to see what they think of our local authority before moving forward.

@Steve Vaughan what screening criteria do you use for your tenants?  I assume no felonies, no sex offenders, no evictions.  What about credit information?  Anything else I'm missing?

Hello everyone!  I'm buying my first property, a duplex.  Both sides are 1/1.  One side is rented at $400.  The other side was rented when I started looking at it and they've since decided to move out.  Apparently the lady leaving has an older aunt who is approved for section 8 at $475 and would like to rent this soon-to-be vacant side.  

Since this is my first property, would it be advisable to go forward with renting it to her under section 8 or not?  I don't know much about section 8.  Being forced to work with the housing authority does not sound like a fun thing to do if given the option not to.  But I also don't know what options there are since you have to treat everyone equally, correct?
