Post: Lost $$$ Wholesaling! How Embarrassing at this stage of my business!

@Tom Krol Bummer, but in reality you didn't really "lose" that money...you just swung and missed. Allow me to play devils advocate for a moment.  Let's say you closed the deal.  That would have only served to reinforce your sub-par followup strategy.  Thus, this was bound to happen sooner or later.  IMO, those 7 lessons are far more valuable than the coin you could have gained from the deal, and I bet you don't make them again.

Thanks for sharing your experience(s).

Good day @John Carlo Gallo . Fellow native yinzer here.  Unfortunately, I am currently of little assistance to you other than to offer a friendly tip of my cap.

That said, if my business is to gain traction, I will keep the lines of communication open and we may be able to forge an amenable business relationship in the future.

Nice meeting you.

Hey Jeremy, welcome to BP.  To answer your most important question, it was baseball Hall of Famer Leo Durocher who uttered the words "Nice Guys Finish Last" (or words to that effect) when being interviewed about his team and the players he managed.  He later wrote a very well known book named "Nice Guys Finish Last" telling of his experiences in baseball since he started as a player in 1928.

Baseball questions? Bring  'em on.  Real Estate questions?...you'd be better off asking someone else. :-)

I'm impressed by your commitment to working with integrity and character. I would be interested in connecting, and seeing how we might help each other's business.

Best,

Robert

Thanks Robert.  It's hard to argue with Durocher's managerial resume (hell, he even had the Cubs +.500 every year!), but being a "nice guy" that quote has always kind of rubbed me the wrong way.  Though I suppose my niceness comes with a caveat.  I always treat other with respect and basic human decency suggests that I should expect the same in return.  If one cannot muster that, then I am not so nice.

As for integrity and character...it is the only way I know how to operate.  Yes, I will be sarcastic and self-deprecating, but it's all in good fun.  Like I said in my introductory post, I want to generate mutually-beneficial relationships with like-minded investors based on transparency, trust, and honesty.  I want people to know what they are going to get if they choose to do business with me.  It seems like such a simple philosophy, but very few are able to implement it in practice (me thinks that the dollar signs have a tendency to skew one's moral compass).

Definitely interested in connecting.

Thanks Christopher.  Spokane is nice country...though I certainly prefer west of the Cascades.

Welcome to BP!

 Thanks.

Believe it or not, I think the primary issue with the Squirrel Hill Tunnel are the ramps that allow traffic to merge with I-376 on both sides of the tunnel, more so than the tunnel itself.  Often you will find that traffic starts moving once you enter the tunnel.  My company actually was a sub for a job that is going to implement "ramp metering" on many of the I-376 ramps.  You can google that term for more info (I can hear the snores).

I live in the south hills, which has it's own colloquial traffic nightmares.

@Dan Costantino

Plenty of white sand and cold beverages for everyone to enjoy while we watch the coin pour into our brokerage accounts.  That's how this works, right?

Greetings BP.

Having spent many years integrating (and ingratiating) myself into online communities in several areas of interest, I have applied my method of anonymous lurking (no stalker) to gain a feel for the ‘lay of the land’. Last week I decided that the time had come to “go live” and now I formally introduce myself to this incredible community. I’m Jeremy, I’m 35, grew up and live in Pittsburgh, PA (with stops in FL and Portland, OR in between). My days are spent employed as a traffic engineer (yes, that is an actual job title), and my evenings are spent entertaining a great wife and two wonderful children.

I look forward to getting rich extremely easily and quickly, via wholesaling, fix-and-flipping and generating 5 figures of passive rental income per month whilst sipping on a cold beverage on the beach, all with no money down! At least that’s what the trustworthy looking gent on the teevee told me last weekend.

I have spent the past 15 years grinding out various parts of my days, nights and weekends honing a stock market strategy that continues to evolve to this very day (minute). Thus I know, all too well, that there is no “get rich quick”. One must continuously develop a plan/strategy that is aimed toward fulfilling short and long-term goals, make mistakes and learn from those mistakes, and stay persistent in the face of (sometimes overwhelming) resistance. I believe understanding and implementing those elements can translate to sustainable success in any field.

Alas, we are not here to talk about stocks or psychology (though I could ramble on for thousands of words on either topic), let us discuss real estate. I have big goals that require starting very small. After my months of research, I have determined that the foundation of my real estate ‘career' will be based on learning how to wholesale properties and the relationships that I am able to build and nurture through that process. From what I can gather, a primary component to success in REI is being able to find a deal. If I can base my business around learning how and where to locate said deals, then later aspirations of fix-and-flipping and/or buying-and-holding will naturally fall into place.

Allow me to spend a moment to expand upon my views regarding how I plan to approach this aspect of my business. I am a huge believer in fostering relationships that are mutually beneficial. In my experience, real estate and the stock market are traditionally a breeding ground for greed, selfishness, and just plain unsavory behavior. People who are respectful, transparent and honest are the exception, not the rule. Bigger Pockets has provided an oasis in the sea of garbage in the world of real estate investing, and that is why I am so encouraged with my experiences here thusfar.

I will run my business with integrity, honesty, and transparency. I will treat everyone with respect and expect the same in return. Quite frankly, whoever uttered the words “nice guys finish last” was an idiot. Granted, there is little room for spineless push-overs, but there is even less room for disingenuous, greedy hucksters. I am looking to partner with and learn from people who share this mindset.

In the interest of saving your eyes from glazing over, I’m going to wrap this up here. I will expand upon my thoughts and ideas in the proper forums here on BP. In the meantime, feel free to add me as a friend/contact and I will do the same.

Let’s get to work.
