@Brian Foy the .gif above sums up my feelings about Mt. Oliver.  It's not horrible, it's not great.  Most of Mt. Washington falls under that umbrella, IMO.  Some parts you probably want to avoid as a beginner (Beltzhoover comes to mind), but you can certainly make it work in Mt. Oliver. 

Also, interesting to note that Mt. Oliver is it's own Borough surrounded on all sides by the City of Pittsburgh...that may or may not work to your advantage.

IMO, the copy is too complicated and you are talking too much about yourself.  People do not care about you, they care about themselves.

Ask yourself: why is this prospect going to read this postcard and not throw it in the garbage?  Your copy can say something that is particularly troubling to your prospect or you can make it more general, but either way people who are motivated to sell their home for dimes, nickles, or pennies on the dollar are in a tough spot of some sort.  Make the bulk of the message about them, not you.

Retaining the services of an attorney with knowledge of how to navigate through a transaction in this manner probably wouldn't hurt.

I was checking out your website and you take some really nice photos.

Keep your postcard simple.  Just copy, no pictures or high-end finishes.  Yes, while it 'looks cheap'...with postcards, this is what works.  Granted, the copy can be of varying quality, nevertheless the only way to find out what people respond to is to test it.

You could buy a portfolio of multi family properties in Pittsburgh for what it would cost you to get started in SD.  Ok, that may be stretching the truth, but seriously, be patient and pick your spot here in Pittsburgh.  

If you house hack, you can almost certainly have a significant amount of equity in a multi-family (if not own it free&clear) in a decent neighborhood by the time you plan on heading back to California in a few years.

Is that the wharf in Elizabeth?  I used to fish there pretty often in my younger days.  My dad had a plane (and still has a hangar that he leases) at Rostraver airport, so, yeah, a lot of time was spent driving on 51 through your part of the world.

Sorry I don't have any advice/ideas re: the property in the OP.
