The ethical solution is to get your real estate license, then you can legally get paid for referrals.

This is the same rule that a property manager has to follow.  A security deposit is technically the tenant's money.  It must be held in an account that is not commingled with other funds.  This law is designed to protect tenants from the corrupt landlords who have taken the tenant's deposit and spent it as if it were their own money.  Missouri is a tenant state so it shouldn't be any surprise that they are passing another law to protect the tenants.

@Kimberly Farrally, you have to first get a license in the state that you live in.  Once you do that, you can get your license in another site.  So for you, get your MO license first.  You don't have to wait until you move to Kansas to get your Kansas license; you can get it as soon as you have your MO license (and you finish the appropriate classes).

@Ron Olivera if you are buying to hold or if you are going to buy and then wholesale, you should consider using a real estate agent as they will have lawyer approved contracts designed specifically to protect you.

As for title companies, Alpha Title has always been good for investor type transactions including double closings and assignments.  I used Lisa at the 20th and main location.

@Andrew R. you should have the following contingencies at a minimum:

1) Inspection Clause

2) Appraisal Clause

3) Do Diligence time period to include receiving leases, maintenance records, repairs/remodeling records.

One of the many benefits of using an investor friendly real estate agent is that they will have access to local, lawyer drafted, contracts that will include all of the necessary contingencies to protect the buyer (and seller).  You should consider using an agent for your next transaction to help protect you.
