@Filip Reutov - FWIW - people have been calling real estate prices over inflated here for the last 30 years - and they keep going up. They're up more than ever down south (as a % even more than they are here) - but good luck!

Bragaw is not a neighborhood here. I'd say north of Debarr - Bragaw is a C-D depending where exactly, south of Bragaw it goes from C-B.

IF you can - use an owner occupancy loan for a 3-4 unit cash flow investment - renovate/add value. This is the easiest way to get a good thing going - and build your experience. Easy in, easy out.

@Jeremiah Lewis - Jody is right! There's always an angle to work in RE. It is harder to get traction in a more expensive market - so it's often best to do an owner occupant style loan. But I work with experienced and new investors alike and love helping them find a way forward. Just need to know your goals, your resources, and then develop a strategy and work it.

These all are fairly minor call outs on an inspection for a 40 year old building in Anchorage. Boiler age is easy to figure out for a pro, request the sellers to have an hvac pro service the setup and recommend repairs if needed. Roof age, same - get a roofer to give you a bid for the age and replacement if needed. If you're in contract - this is the time to do it in the first two weeks or so of your timeline.

@Kaiden Foster - I've helped clients use the 203k here in Anchorage multiple times in just the last 12 months, with local lenders. @Shaun Hattonthe 203k is harder to do than a cash style reno of course - and some contractors won't do it because of the paperwork... but again - you just need to know the right lenders - and know the right contractors.

@Roberto Medina - hit me up if you ever want to discuss options on the phone. If you can use an owner occupancy loan first... do it. If you cannot - then look at leveraging your HELOC, etc. to do a multi-family investment that makes sense. Could be a 4 unit - could be a 6, etc...
