Hello guys and gals, I got a deal structured where I got the seller to carry back the 20% down payment for a 6 unit complex. So I'm in the market for a commercial loan for the remaining 80%. Any one got any recommendations on banks. The property is in Ohio and the seller is carrying back $37,000 and I'm responsible for the $145000 (80%) through bank financing. Im not opposed to any private lenders if the rate and terms work.

Hello BP, I am considering partnering with 2 other investors on some BRRRR SFR properties but I am looking for some advice. The other two have purchased and rehabbed a few houses already and now need a money partner (myself). Once the "refinance" stage is completed what are some appropriate ways to divide cash flow/profits etc. since after all expenses cash flow divvied by 3 would be very minimal. I am not in a hurry for the cash flow as I would like to work more with them and continue to grow and add more properties. I am open to any and all ideas! Thanks as always.

Hello all,

My wife are planning on moving out of our current 2bd 1ba home. We are located in San Clemente, Ca 92672. My question is, does anyone know of any reputable contractors or architects that I can discuss turning my little shack into an ocean view duplex? And if anyone has done something similar I would love to get in contact with you. Thanks as always!

Ayed I am from Southern California and I just flew back to KCMO a few weeks ago. I met with Nathan Brooks at bridge equity and couldn't have been happier with the experience. He was a straight shooter with great integrity. In fact a few days later I bought my first buy and hold from him!! I really look forward to working with Nathan and his company. I would highly recommend it.

Appreciate the input Ned. I know it's a complex answer. It just seemed attainable that I sell my current residence and the income I could theoretically receive from the invest appreciation would more than enough allow my wife and I love mortgage free (paid for by rentals) in the house of our dreams. I would stay in So Cal so I would have another equity build in my new residence.

Thanks Brandon. Is $200/mo cash flow after all expenses too optimistic? This would be in a financed case with 20% down.
