@Brandon Giarusso I have used Real Protect in the past - www.realprotect.com.  On my most recent flip I paid a premium of $160/mth for $500k in coverage.

I have also heard that Foremost has a good vacant home policy but I have not used them yet.

@Dell Epps What a great idea using Pinterest!!! Can you share your pinterest account name with us so we can see how you broke up your boards? 

I have always used excel to keep track of my items but I think Pinterest would be a lot easier.

Hi Everyone,

This week I was at the Los Angeles auctions in Norwalk, CA.  I frequent the actions often but this week I noticed something I hadn't previously and wanted to share.

I was approached by a wholesaler after bidding on a number of auctions.  The wholesaler sat in the background and watched for people to bid on properties in his farm area.  He made it a point to speak with each bidder and ask for specifics about their buying requirements and needs.

Its a simple but genius idea.  The auctions in LA have 100+ bidders on any given day.  What a great place to build a massive buyers list, who you have already prequalified as cash buyers.  In order to purchase from a home at an auction, you are required to pay all cash, on the spot for the property.  There is the exception but generally you can count on all of these bidders to be cash buyers.

Introduce yourself and your business.  Let them know that you can bring them properties, at a discount and would love to add them to your buyers list.  Make sure to find out specifics about what their buying requirements are.  This will allow you to be more specific with the opportunities that you present to them.  

As a cash buyer myself, I am on a number of wholesalers lists.  I can tell you that I receive dozens of emails each day but the majority of the time, most of the properties don't fit my requirements or my area and I often don't review every one.  By segmenting your lists and only presenting deals that meet those buyers requirements, you will have a much better chance of those buyers not missing deals from you, since you only present them with properties they will be interested in.  You will build a lot more credibility as well and as a wholesaler, you will stand out from your competitors.

Great idea @Leonard L.!!  I know they recently talked about this one on the podcast but I am just finishing the 10X Rule by Grant Cardone and its a really good read.  I've always been a believer it setting my goals really high and his take on it made for a great read!  I'd definitely be in for this, as it would hold me accountable and force me to read more.  

I would recommend spreading it out a bit more though to start.  I think if we did it everyday, we might lose some peoples interest.

@Brian Burke Thanks so much for sharing this.  BP was the inspiration behind me actually doing my first flip.  I spent way to many years wanting to do it and collecting information.  BP is really what made me finally take action.  First flip down, sold for 20k above asking and closing on the 2nd tomorrow!!

Thank you for all of the time that you spend helping the community.  I'm confident that one day soon my BP profile will say "over 500 flips" but I think I'll shoot for excess of 5000 rental units! :)

I'm an investor/flipper in the south bay.  I don't do any marketing anymore but when I did i had some success with direct mail.  Bandit signs are great but they can be a lot of work.  City throwing them away, people taking them, etc.  

However, you can usually hire someone to put bandit signs out for you for pretty cheap.  I recommend Friday afternoons, as the city is closed so they won't take them down until Monday morning.

The best thing i find though, is door knocking.  Find a farm and get to know everyone.  Network, ask questions, be help and you will find deals.

If you'd like to farm in the South Bay, I'll be happy to buy your deals!! :)

Hey Everyone,

I am looking for properties to flip in the South Bay of Los Angeles. I am an all cash buyer, looking for SFR's that don't require additions. I generally focus on 3/2's and will purchase up to $900,000.

Purchase price must be AT LEAST 70% of the ARV. I'll evaluate immediately and can close within 3 days.

Please let me know if you have anything you need to move quick!  If you have great deals, I'm happy to take them and pay a nice assignment fee!
