New Motivated Member in Pittsburgh

Hello BP Community, I go by Tone and I am eager to get started with real estate investments and hopefully have positive input to the site/community.  I was more formally introduced to real estate investing about 7 years ago through a friend who buys and holds properties.  He was willing to sell/"give" me one of his properties to get started, but I was planning on moving soon therefore I did not want a large loan (~$100k with the monthly payment paid by the rental) in my name (which is what he was suggesting).  After moving to Pittsburgh, I linked up with a friend who is pretty seasoned in the game to better learn the ropes.  In parallel I was introduced to Dave Ramsey's FPU and generally apply those principles to my personal finances.  After 4 years of looking for deals without using a loan, I am close to landing my first deal (see my post on here soliciting advice).
