If we want to spur development in places like this, transportation access is number one. Google offers a Transit partner service https://support.google.com/transitpartners/answer/1111481?hl=en&ref_topic=3521043. If we can get the Shortline bus (among others throughout West NY) to partner with Google it would really change things.

Anyone have any contacts at Shortline bus?

Is it always best practices to kick out the apartment that rents for the lowest amount? 

I have two apartments renting at 1400 and 1500. I will need to give notice to vacate to one of the two families so I can owner occupy. One family seems more responsible and cleaner (they pay about 100 less) although they both pay rent on time. 

Any thoughts? Experiences?

Thanks @John Hickey. I'll definitely check that out. I was there this weekend looking at a few properties and for the most part liked what I saw. I definitely see the growth in the Washington Heights area but the neighborhoods I was in interested in were very spotty. I'm gonna run the numbers and let that help make the decision.

@John Bucci What are your cross streets in Newburgh? I'm also looking to renovate a property nearby but know how quickly crime can change block to block in areas like Newburgh.

You'll need to show ZBA a set of plans for their review. I'm not sure how much construction you're doing but, usually, once you start moving doors and adding structure, your plans need to be stamped by an architect. If your not doing major renovation, Id recommend calling the building department and asking if you need stamped architectural plans. Sometimes if the job is under a certain square footage and not structurally invasive you just need someone to draw up what youre doing for the permit.

I do know that across the board, you usually do not need specific plumbing, elec, drawings for permit. But you will need to indicate on the plans added CO sensors in the bedrooms and at stairs, and any plumbing you'll be adding.

Yeah, people go wild for while buildings with all black windows. Also super super light grey is very in right now, but thats more an interior thing.
