@Christopher Cruz I don't think of it as benefitting off of the other partners (we're equal parts owners) since it is money that would have to be paid out to someone anyway.  But I do see where you're coming from - the point of having an agent within the group is to pay little or no commision at all.

My question is situational, regardless of which partner becomes an agent.  Is it better/easier for the Co and it's accountant to expense that commission or to save that amount as working capital and maybe have a larger end-of-year distribution?

I'm tring to find what is best practice.

Thanks Joana Weber and Brandon Hall for the great insight.  I personally lean towards keeping transactions clean and transparent.  Besides, a good deal should not be dependent on weather we can save a commission.

I currently invest through an LLC (four partners) and I am considering getting my RE license. At closings should I:

Have the LLC pay me a full commision. It would be an expense for the co and a 1099 for me.

OR

Have the LLC pay only the broker's portion and take my portion as a owner distribution.

If your an Investor/Agent, how have you done it in the past and how has it worked for you?  Thanks!

I'm Jose Ramery, but most people call me Joey. I have a bit of experience in real estate, although most of it has been on the retail end. About 2 years ago I formed a company with my dad in San Antonio, TX. As soon as Real Estate Dynamos LLC was up we dove in head first into our rehab. That was a great learning experience and an eye opener at how expansive the world of REI is.

Since then, I’ve moved to Miami, FL and am blessed to live and work in South Beach.  I absolutely love being able to walk nearly everywhere I need to on a daily basis.  I am settled in and am ready to invest again.  For the time being, I want to learn the areas near me by dedicating myself to networking and wholesaling to other investors.  Ideally I would love to find partners that can show me the ropes in Miami since every market has its own specific nuances.

I have a steady 9-5, M-F accounting job; the rest of the time I am always ready and able to work, learn and grow towards becoming a fulltime investor.  I joined BP a couple weeks ago and have already found the community and information sharing invaluable.  Thank you!!
