@Chris V. there are lots of ideas out there, but that is what makes life fun. Keep on thinking and life will turn out well for you or fun anyways.

Thanks

@Ian Broadie I would bring someone and get a firm bid. Just by looking at the crack, you will have no idea what really needs done. I have seen it be nothing but a tree causing the crack (that needed removed and then just patched) to the whole ground settling and the whole building had to be dug up, raised and new footings put in. It was a huge cost.

Hope it goes well.

@Lucy Balyan I have to agree with @Naseer Khan. We never do any work without a written agreement of the scope of work to be done. There are things that do come up, when they do we talk with the owner and give them a new bid for the new work to be done.

Have a great day!

@Aaron Frances If the floor is making noises because the nails are pulling in and out of the wood, you can put screws in it to help. You will have to find the Joist to be able to screw into them, which is harder with the carpet in place, but doable. The best way is of course to remove it all, glue the sub floor down before screwing it, then put back the padding and carpet, but that takes time and money. You could also just remove the carpet and pad and screw it down (you'll probably need weight to get the floor to settle tight as you screw). We have put screws in through carpet before, it will damage it some, though you won't see the damage unless you do a real poor job. Use screws that have an area near the head with no threads, then you will be able to sink them in the floor to pull it down tighter.

Good luck!

Hello and welcome to BP.

I have read lots of books, including Rich Dad and others and I also have bought and attended several real estate investor/ training seminars. I sure wish that I would have known about this site years ago. I could have learned so much and saved a lot of money.

You made a great decision to join.

The Best thing to do is get educated. Read Beginner’s Guide: http://www.biggerpockets.com/real-estate-investing,

You can also read, books on investing in real estate, listen to the podcasts (hover the mouse over the “Education” tab on the top of the page, then click on “Podcast”), attend webinars and stay active on the forums by Setting up keyword alerts to be notified of the topics that interest you: http://www.biggerpockets.com/alerts.
This is how to find and connect with other BP members that are in your area: http://www.biggerpockets.com/meet.

P.S. if you want somebody to know that you have a question or a comment for or about them, type "@ and their last name (sometimes the first name)". Wait a couple of seconds and their name will appear, click on it. Their name will then appear in blue, like above. This will send them a notice that they have a question or comment waiting for their response, or that you just appreciated them.

Have a great day!
