Post: Buy, Sell, or Rent?

@Allison Lucas of course only you can make decisions for your family but here is my 2 cents. 

If you can rent your house out and just break even that's ok. You can hold onto it and eventually make money in a sale or increase in rent????? Or if you are able to rent it out and lose a little money that doesn't worry you because you see that the market will increase allowing you to sell in a future date to make it worth it, go that route. Or you can sell now and hopefully break even or if you are not dying that you are not getting the money back that you put into it.

When you move I personally think that you should buy. We moved and just rented thinking that we will only be here a short time or we would find a house if we stayed. Well 6 years passed and we are still making someone else rich with our rent money. We haven't been able to buy here because the prices went up crazy high a year after we moved. We are moving state next month and I will buy a property. We may stay there, we may not???? I figure, no matter how long I stay there, if I sell for the same price that I bought it for, I lived rent free. I don't want to sell, I would rather rent and increase my assets. Though the market has shown that properties always increase in value over the long haul, even with the recessions.

@Daniel Hernandez Looks good. We are also looking for properties in the Dallas area. My brother in law is my bird dog. I heard properties are doing well out there.

@Don Ireland and @Chris Boyd why would they not want POF. They are signing a contract for you to buy their house. Why would a seller want to waste their time in signing a contract with a buyer that cannot buy their property, unless you have a tract record of buying and selling properties. Anyone can pretend to be an investor just as @Brandon Battle has stated.

I have read lots of books, including Rich Dad and others and I also have bought and attended several real estate investor/ training seminars. I sure wish that I would have known about this site years ago. I could have learned so much and saved a lot of money.

@Gino Barbaro I have also done the polished concrete like @Cassie Sherie. You can make it look like tile also, it is Awesome!, just remember the weight.

@Selina Rifkin Windows don't add too much value from the standpoint of the appraiser, though it does some. From the buyer/owner it adds a lot of value. Look to see if a contractor in your area uses the "Hero" government program. You can do windows, insulation, solar panels, or anything that is considered making a house more "green". The government pays for the cost up front, the homeowner only has an increase in the yearly property taxes.

   Texas is doing great! I have family looking for deals for me in the Dallas area. They love it there and of course want us to move out by them!

Post: Best flooring for a rental?

@Carl Thompson I'll have to agree that real tile or hardwood is a great way to go. You can also put in colored concrete that looks like marble or tile. You can also put a sealer and/or clear finish over the grout so that you do not have to replace it. If it even starts to look questionable just put another clear coat over it or re-seal it. 

We don't need to regrout our jobs. Just make sure that you install the grout the right way the first time.

@David Coleman I would have to check that "water proof" flooring over time, if it has any type of composite material under the laminate - I don't believe it will last at all.
