This is a tremendous resource for learning. One thing I've learned is to write down my goals with as much detail as possible. Your more like to achieve them in the long run.

You'll find plenty of ideas on rentals too. I would start a topic in the renters forum to get feedback.

Welcome to BP! There's no doubt this is probably the best site out there for helping investors regardless of experience level. I too came upon this site a few months back and definitely struck gold! I highly recommend the beginners guide. It's well worth the read.

I was initially interested in wholesaling as well but I'm now leaning more towards rehabbing. The knowledge you'll gain here at BP will definitely help you in making that decision. As @Paul Timmins mentions, your local REIA clubs are a great source for understanding what works in your area as well as building valuable networking relationships.

@Ann Bellamy - I am actually in the process of trying to organize a gathering for the SECT area but would love to hear what you folks have done with Black Diamond up in Mass. I visited your meet up website. This is pretty much what I'm looking to accomplish in this area. I want to keep it low key without fees, memberships or any of the hype though.

@Wayne Brooks - I don't think it was that extensive. No CMA involved. Just a quick overview of the property condition.

I was listening to an Epic REI podcast the other night and this exact subject was discussed. The guest was Joe McCall and he mentioned a service he used that phsically went to a remote property to do an inspection and take a complete set of pictures. It was actually quite reasonable too. Somewhere in the area of $60. I should have written this one down but I was running at the time.
