Looking to see who people have used for business coaching/strategy as well as process development/refinement.

Looking for help in the New Construction Sector. We have two SFH being built right now and negotiating with a local municipality on a 5 lot SFH development and a 49 lot development.

I have a very small crew, a solid network of subs but need help organizing it all. This is a whole new ballpark for my families business.

Currently doing rentals and fix and flips.

Those looking for the quick win with no work is normal these days. Seeing the same thing in the W-2 world. Unfortunately, something has been taught or created within our cultural to take and never give back and to work less but expect more. It is sad, I think this mindset will take a while to change. I think the best is to encourage those to continue to learn and grow their mindset.

-After college worked as a missionary raising support to provide for living expenses. 

-1 yr later felt called to the Fire service and step back from being a missionary. 

-Was selling personal items to make rent and buy food while going to school.

-Got married right after I graduated school (Married to my beautiful wife and have 3 amazing kiddos)

-Finished school and started working full-time as a firefighter/paramedic (still currently do)

-While working at the Fire Dept. there were a couple other guys who had their real estate license, then ended up helping my wife and I sell our home.  During that process, I thought,  I can do this! 

                During this time my wife and I were doing some side hustles. ( We were refurbishing kitchen tables and selling them,  we also had a pair                  of Australian Cattle Dogs that we bread and sold. I grew up raising, training, and showing Shetland Sheepdogs)

-Got my real estate license and in a couple years was doing pretty well.  Through that is how we got exposed to the investing side.  

                    (Side note: my wife comes from a huge family and multiple brothers of hers are builders/contractors)

-We attempted our first BRRR. We held for a year and rented but then sold it. However, we began to average 1 or 2 flips a year with those brothers for the last few years. Did a total of 5 with them and one on our own that we ended up keeping for ourselves as our primary. They were not available to do that property.

-This last FEB 2023 we lost the lead brother in a tragic car accident. 

-We have now started a new construction division in his memory as that was the route we were moving prior to his death. Since then we have bought 20 acres and have created multiple lots and broke ground late last fall on our new construction homes.  We have plans and hopes for the future to grow and expand this company leaving God's touch, our touch, and the touch in which our brother in law would have left as well!  Showing this through our work, our attitudes, and our actions.  

-I can only give God all the glory for all of this....my family, my work, the ability to face fear head on, and to strive as if I am serving him everyday.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $103,000
Cash invested: $160,000

Turned into our primary residence. We are using the equity we built into the property to fund our other projects.

What made you interested in investing in this type of deal?

Out of the gate we looked at it as our primary residence. It was a hoarder house and property needed a lot of cleaning both in side and out. It was literally an old amish house. no septic, electric or plumbing.

How did you find this deal and how did you negotiate it?

We found it through some friends. There was a Christian camp we send our kids to and they had this property donated and they wanted to just sell it.

How did you finance this deal?

We used a local bank with a construction rehab loan for a 1 yr interest only payments.

How did you add value to the deal?

We gutted the house and brought it back to new.

What was the outcome?

At the end of the day we were able to create 100k in usable equity for future real estate projects.

Lessons learned? Challenges?

In full guts they get uglier before they get better. Finding good and reliable contractors.

Seller financing, no down payment, 3 yr fixed at 5% balloon.

Gutted, all new electrical, plumbing, rearranged the home layout, new septic, roof, kitchen, bathroom

What was the outcome?

Great little rental

@Greg R. I think this question is very simple. It will be location dependent. Real estate these days, we have investors buying and selling more and more all over the country vs localized. If you plan to invest, you research different markets, find the most stable local economies and invest. The area I live was not really affected by 2008 and I believe won't be during this cycle either. Large Corp keeps moving in and Jobs keep increasing in our area. Your post seems that you want to mitigate risk so find those communities that are stable.
