@Julie Marquez wow! wow! great story if only all divorces could be that amicable. No expensive legla fees, just two people who appreciate and respect each others contribution over the years.

@Anastasia Jordan I am so feeling you. Why on earth do people get legally married in the first place? However, if 2 people live together for a few years, there are still legal issues when there is a split. I dont know the exact number of years.

Are you saying when you replace a furnace you have energy efficient savings?

@Rishi Ramlogan today I deactivated my Facebook account, and chose to be more active on BP. The quality of discourse here makes it worth I like your analysis of the active involvement needed to make  real estate investment work. I own two rental and I think about the issues you bring up quite a bit.

I manage my properties myself and have a full time job. I dont intend to pay down my loan anytime soon as I expect to always have tenants to pay this down.  One of my houses has required a lot of maintenance expenditure this year. I hope I will start to reap the returns of my investment by next year.

Anyway I am going to spend a lot more time on BP to understand how the high rates of returns are achieved. Thanks for posting this, your points are worth mulling over.
