@Jeff Milas I don't know your market but as investors we want to look on the return on investment.

Are you planning to sell any time soon? what is the cost difference on the materials? will you get more rent / be able to rent out faster if you have a deck? 

Generally speaking deck will recoup most of the investment. In my market it can add a LOT of value to the ARV.

Hello BP,

I'm looking into a flip and the house needs a new roof, Overlay would cost me 4K and tear off would cost 10K

Does a tear-off roof increase the ARV considerably enough to justify the price difference?

Are there other things i need to think about other than ARV? (will the house sell faster if it has a tear off roof?)

My lawyer yelled at me for not bringing the assignment contract to him before signing - lesson learned.

Hello and thanks in advanced for any help.

My real estate agent approached me with a deal that came from a wholesaler and on first review of the deal and after walking with 1 contractor it seemed like a good deal. 

I signed an assignment contract but did not pay anything, after further inspection of the property and getting quotes for what needs to be done this is a recipe for loosing money. 

What are my options for backing off the deal? Note that i never received the contract between the seller and the wholesaler.

Here is the contract i signed:

ASSIGNMENT

ASSIGNMENT, dated below, by and between:

****residing at***(Assignor);

And

***residing at***(Assignee).

BY THESE PRESENTS,Assignor,for valuable consideration received from Assignee i.e.,the sum of$_10,000, hereby assigns and transfers all rights, privileges, duties and/or obligations to Assignee which Assignor has or may have as “Purchaser” in a certain contract to purchase real property commonly known as*** from***, the Seller in said contract. The consideration paid by Assignee includes a deposit of$_2500 paid by Assignor and being held by the escrow agent on the contract and that deposit is also hereby assigned to Assignee.

BY THESE PRESENTS, Assignee accepts the Assignment from Assignor and agrees to be bound fully in the place and stead of Assignor by the terms of the above mentioned contract; and further agrees to hold Assignor harmless and indemnify Assignor for any damages or costs incurred by Assignor as a result of Assignee’s default in performance on said contract.

Hello everyone,

I'm a firm believer that my money need to work for me 24/7 and currently when saving money for Capex, vacancy, and maintenance my money is not working for me. A bank that pays 1-2 % interest will lose money (Inflation) and other options i looked into were not liquid enough.

Where do you save your reserves?

@Jason V. I would rather pay 100k more to have 16 units in one loan, one closing, one roof, one foundation than 4 separate 4 plex units.

I agree, 500k more means it's overpriced!

Thank you everyone for your replies.

At this point i think i will have to agree with @Kyle J. and @Linda S. I have a security deposit and last month rent so i have more control and the eviction process here is very quick. The agent agreed to return his share and a promise to do a better job and if it comes down to eviction he will find a new tenant for free.

Also next time i will be reviewing all the documents before signing a lease and not taking my agent word as granted.

Hello Everyone and thanks in advance for any advice.

A new tenant moved in last Sunday (The tenants are two married girls if that matters). My agent who is responsible for finding the tenant and screening provide me today with the documents and while reviewing the documents i realized that one of the tenants pay stubs is forged.

What would you do? wait and hope they will pay on time and not trash the place? Confront them?
