Hi BP, I got a call from a seller today who is looking to sell his property that he inherited from his deceased mother. It's a colonial lake front property, 5 bedroom/ 4 1/2 baths , 3,200 sq.ft. Attached 2 car garage, mother in law suite... He's asking 320k. The ARV on this house is 450k. I have not looked at the house yet. He says that the house does need some minor cosmetic repairs. I'm thinking about 20k-30k repairs. And punched the numbers in and it didn't add up, however, I know an experienced wholesaler might be able to make this deal work. Tell me your thoughts. Thanks! This is my first week as a wholesaler in the south Jersey area. I will be working primarily in Burlington county but would like to also venture out to Atlantic and Camden county as well. I've already started putting out my bandit signs and drafting up letters for motivated sellers. If anyone has good advice, guidance It would be greatly appreciated. I'm also proud to be a part of BP!
